The accommodation line on a build budget

A build needs you, or your trades, on site for months. The usual options are nightly hotel rates, a tenancy that outlasts the project, or a commute that eats the working day.

  • Hotel bills, every night, for the length of the project.
  • Trades lost to jobs closer to home.
  • A twelve-month tenancy for an eight-month build.

All of it is money that never touches the build.

Who lives in it

One unit covers the owner, the site lead or a full trade team. You choose the configuration.

Accommodation that pays its way

Self build temporary accommodation is usually an afterthought, priced in a hurry once the commute starts to hurt. We hire out American fifth wheels as construction site and self build accommodation across England, Scotland and Wales, on a minimum three month hire. Self builders searching for static caravan hire land in the same market; what we deliver is a fifth wheel, towed on and towed off. One unit gives you a private master bedroom, berths for up to 8, a full kitchen, a residential shower and a living area big enough for drawings and planning sessions. Slide-outs open the interior to as much as 400 square feet, with ducted heating for winter schedules and air conditioning for the summer.

We tow the unit to your plot or compound, site it, connect the services and maintain it for the length of the project. Sites with mains power work, and so do rural plots running on a generator and half-finished access roads. Self builders live on site from groundwork to completion, and living on site while building a house buys back the commute and puts you there when deliveries arrive. Contractors take the same unit as contractor accommodation on site, or as temporary staff accommodation for a crew: site managers, foremen and trade teams housed without hotel bills or long drives, on fixed monthly rates over 3, 6 or 12 month terms. It is the same unit we hire for long stays of every kind. Tell us where the site is and how long you need it.

What builders say

Renting a StayGo fifth wheel for our eight-month self-build was the best decision we made. Living on-site meant we could manage trades effectively, keep costs down, and see our project through from groundwork to completion. Comfortable enough to feel like home throughout.
We’ve used their units for site manager accommodation on three projects now. Much better than hotel costs for long-term site presence, and the quality means our managers are comfortable even on six-month contracts. Excellent value and reliable service.

Common questions

What is the minimum hire?

Three months for project work. Rates reduce on 6 and 12 month terms, and extensions carry no penalty when the schedule moves.

What does the site need to provide?

Less than you might think. The units run on mains services where the site has them and on generator power where it does not, and they cope with temporary access roads and unfinished infrastructure. We confirm access with you before we deliver.

Is maintenance included?

Yes. Servicing and maintenance are covered for the whole rental period, with a priority contact for anything that comes up on site.

Can a team live in it through winter?

Yes. The units are heated and insulated for year-round UK schedules, with ducted heating for the cold months and air conditioning for the summer.

Can I live on site while I build my house?

Yes. Self builders live in our units from the first dig to handover, meeting deliveries and keeping the trades moving. Each unit holds a private master bedroom, a full bathroom, a working kitchen and heating that copes with a site winter. Check the planning question below before you book.

Do I need planning permission to live in a caravan while I build a house?

Usually yes, and it is normally straightforward when the caravan is tied to a build that already has permission. The common route is to cover the temporary accommodation in the main planning application rather than lean on the 28-day rule, which was never designed to house a household through a build. Councils often add a condition that the unit comes off the plot once the house is finished, and council tax is usually payable while you live in it. Rules vary between authorities, and we are not planning consultants, so confirm the position with your local planning authority before you book.

Can I hire one instead of buying a static caravan for the build?

Yes, and it is the comparison most self builders are making. A static caravan is bought or hired onto the plot and stays put until the work is done; ours is a fifth wheel that we tow on, level and connect, then tow off at the end, with maintenance included for the whole hire. The rules on siting a caravan on private land apply either way, so check them with your local authority first. Minimum hire is three months, with lower rates on 6 and 12 month terms.
